Roof Moss Removal in Plaistow

Roof Moss Removal in Plaistow

A good share of Plaistow’s housing went up in the years after the war, and many of those homes still carry their original concrete tiles. After seventy years of weather, the surface of those tiles has worn away to expose a coarse texture that holds water. Moss grows quickly on it, especially on slopes facing north or shaded by neighbouring blocks. Ashlar Roofing carries out roof moss removal across E13 and the London Borough of Newham.

On older concrete tiles, care matters. Tiles that have weathered can be brittle at the edges, and heavy-handed cleaning can crack or loosen them. We work down each slope by hand, lifting the moss away rather than prising it out, and we note any tiles that are already broken so you know their condition.

The Victorian terraces that survive in Plaistow have their own moss patterns, usually on rear slopes and around chimney stacks, where water runs off the brickwork onto the roof.

Felt Flat Roofs, Porches and Stores in E13

Post-war homes and low-rise flats often have felt flat roofs over porches, stores, garages and rear additions. These roofs collect moss and silt in the corners and along the edges, where the felt meets an upstand or drip trim. Left in place, the growth holds water against joints that are the most likely to fail.

Cleaning a felt roof needs a light touch, as older felt can be soft or brittle. We remove growth gently, clear the outlet or gutter, and look for blisters, splits and lifted edges while we are there. If the felt is close to the end of its life, we will say so.

Low-rise flats and maisonettes built after the war often have shallow-pitched roofs shared by several households, managed by the council, a housing association or a freeholder. We can work with whoever manages the building, provide photos of the moss and the condition of the tiles, and plan access so residents are not disturbed more than necessary.

What's included

What a Roof Moss Removal Visit Covers

The main parts of the job, each listed in your quote.

  • Moss lifted off by hand with scrapers and brushes, working down the slope so tiles are not forced up.
  • No pressure washing, which can strip tile surfaces and drive water under the laps.
  • A biocide treatment over the cleaned roof to kill remaining spores and slow regrowth.
  • Valleys, hips and ridges cleared, as moss gathers where water runs slowest.
  • Gutters, outlets and downpipes cleared of the moss washed into them.
  • Photos of any slipped, cracked or loose tiles found while we are on the roof.

Pricing

Pricing a Roof Clean in Plaistow

In Plaistow, the cost of a roof clean mainly depends on:

  • The area and pitch of the roof
  • How thick the moss is and how long it has been growing
  • Access, including whether a tower or scaffold is needed
  • The covering, as fragile clay, slate and older concrete tiles need more care
  • How much gutter and downpipe clearance follows the clean

How it works

How Roof Moss Removal in Plaistow Is Arranged

What happens from your first call or message to the finished work.

  1. Send Photos

A picture of the roof from the street or garden shows us how heavy the growth is and how the roof can be reached.

  2. Assess and Quote

We confirm the covering, the moss cover and the access, then quote. Nothing is booked until you agree.

  3. Clean and Treat

Moss is removed by hand from the top down, then the biocide is applied across the cleaned slopes.

  4. Clear and Report

Gutters and downpipes are cleared, and we show you photos of the roof and any defects we spotted.

FAQs

Plaistow Roof Moss Removal Questions

Will cleaning damage my old concrete tiles?

Not when it is done by hand. Pressure washing can damage weathered tiles, which is why we do not use it. We lift the moss away carefully and tell you about any tiles that were already broken.

Can you clean the felt roof on our porch at the same time?

Yes. Small flat roofs over porches, stores and garages can be cleaned and their outlets cleared during the same visit.

How do I know if my roof needs cleaning or replacing?

If the tiles are sound under the moss, a clean is usually enough. If many tiles are cracked or crumbling, replacement may be worth planning. The clean itself often makes their condition clear.

Does moss come back after treatment?

Eventually, especially on shaded slopes. The biocide slows regrowth considerably, and keeping gutters clear and trees trimmed back helps the roof stay cleaner for longer.

Do you need to come inside the house?

Usually not for a roof clean. If we spot signs of a leak during the work, we may ask to look in the loft to check for damp.
