Flat Roof Installation and Replacement across Greater London

Flat roofs cover a large share of London homes: rear extensions, garages, dormers, porches and bay roofs. When one starts to fail, water usually reaches the room below before anything looks wrong from the ground. Ashlar Roofing replaces and repairs flat roofs in felt, EPDM rubber and GRP fibreglass, so you get the system that suits the size, shape and use of your roof, not whichever material a single installer happens to prefer.

A flat roof is only as good as what sits under the finish. We check the deck for rot or movement, set falls so rainwater runs to the outlet instead of ponding, and look at whether your roof would benefit from a warm roof build-up with insulation above the deck. Outlets, upstands, trims and the junctions against walls are all detailed carefully, because these are the places where flat roofs most often start to leak.

Why choose us

Why Choose Ashlar Roofing for Flat Roofs

Three Systems, One Firm

We work with felt, rubber and fibreglass, so the recommendation follows your roof and not a single product.

Attention to the Deck

Problems under the covering are dealt with before the new roof goes on, so the finish is never laid over rot.

Drainage Planned In

Falls and outlets are set so water leaves the roof quickly, which is what keeps a flat roof watertight in the long run.

Scope Agreed Up Front

The work and the price are set out in a quote agreed with you before work starts.

What Affects the Cost of Flat Roofs

The cost of a flat roof depends mainly on:

  • The roof area and how easy it is to reach
  • Which covering you choose: felt, EPDM rubber or GRP fibreglass
  • The condition of the deck and how much of it needs replacing
  • Whether insulation is added to create a warm roof
  • The number of outlets, rooflights and wall junctions to detail

How We Carry Out Flat Roofs

The main stages of the job, from the first inspection to the final check.

  1. Survey the Existing Roof

We look at the covering, the deck, the falls and the drainage, and ask how you use the roof. Photos sent on WhatsApp help us prepare before the visit.

  2. Strip and Prepare

The old covering is removed and the boards are checked. Any soft or rotten decking is replaced so the new roof has a sound, level base.

  3. Build Up and Cover

Insulation, firrings or tapered boards go on where needed, then the chosen felt, rubber or fibreglass system is laid to the manufacturer's method.

  4. Detail and Finish

Upstands, outlets and edge trims are completed and sealed. We review the completed work with you and confirm everything has been done as agreed.

FAQs

Common Questions About Flat Roofs

How long does a flat roof last?

It depends on the material, the quality of the installation and how well the roof drains. Modern felt, EPDM and GRP systems all outlast the thin single-layer felt many older London extensions were built with, and a roof with good falls and clear outlets will outlast one where water sits. We can explain what to expect from each option on your roof.

Can a flat roof be replaced in winter?

Often, yes, but it depends on the system. EPDM and torch-on felt can be laid in cooler weather, while GRP needs dry conditions and reasonable temperatures to cure, so fibreglass work is planned around the forecast. Rain is the main obstacle for every system, so the roof is kept protected while it is open.

Do I need building regulations approval to replace a flat roof?

Replacing more than a quarter of a roof's area normally counts as renovation under the Building Regulations, which usually means the insulation has to be brought up to current thermal standards. Small repairs generally do not. We will explain what applies to your roof and whether building control needs to be notified.

Why does water collect on my flat roof?

Ponding usually means the roof has too little fall, the deck has sagged, or the outlet is blocked or set too high. Standing water wears the covering faster, so the fall is corrected with firrings or tapered insulation as part of a replacement.

Can insulation be added when the roof is replaced?

Yes. A warm roof puts insulation boards above the deck and under the waterproof layer, which keeps the structure warm and reduces the risk of condensation. It raises the roof level slightly, so upstands, door thresholds and edge details are checked first.
