Roof Moss Removal in Walthamstow

Roof Moss Removal on Walthamstow’s Terraced Rows

On a typical E17 terrace, the front slope faces the street and the back slope faces a neighbour’s back slope across a narrow run of gardens. Rear slopes that face north, and the short roofs over outriggers that sit in the shadow of the main house, stay damp for much of the year. That is where moss settles first. Ashlar Roofing carries out roof moss removal across Walthamstow and the London Borough of Waltham Forest, and on these streets the back of the roof is usually the place that needs it most.

Concrete interlocking tiles, which replaced the original slate on a lot of Walthamstow houses, have a rougher surface that holds moisture and gives moss an easy grip. As clumps grow, they fill the channels that run along the side of each tile and push water sideways instead of down the slope. Clearing the moss before it reaches that stage keeps the tiles shedding rain the way they were designed to.

Moss also travels. Pieces loosened by rain and birds slide into the gutters and outlets, and on a terrace that can mean a blocked downpipe shared by two houses. Clearing the gutters is part of every clean we do.

Hand Cleaning, Not Jet Washing, on Older E17 Roofs

Pressure washing looks quick, but on an older roof it does more harm than good. A strong jet can strip the surface from concrete tiles, crack weathered slates and force water up beneath the laps into the loft. We remove moss by hand, scraping and brushing each slope from the ridge down, then apply a biocide that kills the spores left behind and slows the return of growth.

Warner flats bring a practical point: the upper flat usually has the roof, but the lower flat shares the gutters and the front path beneath them. We tell both households when we are working and keep the area below clear and safe while the clean is under way.

Lloyd Park and the trees along the edge of Epping Forest bring leaf litter onto roofs in the east of the borough each autumn, and wet leaves left in a valley feed moss through the winter. A clean in late autumn or early spring catches the worst of it.

What's included

What a Roof Moss Removal Visit Covers

The main parts of the job, each listed in your quote.

  • Moss lifted off by hand with scrapers and brushes, working down the slope so tiles are not forced up.
  • No pressure washing, which can strip tile surfaces and drive water under the laps.
  • A biocide treatment over the cleaned roof to kill remaining spores and slow regrowth.
  • Valleys, hips and ridges cleared, as moss gathers where water runs slowest.
  • Gutters, outlets and downpipes cleared of the moss washed into them.
  • Photos of any slipped, cracked or loose tiles found while we are on the roof.

Pricing

What Roof Moss Removal Costs in Walthamstow

For a Walthamstow terrace, the price of a roof clean comes down to:

  • The area and pitch of the roof
  • How thick the moss is and how long it has been growing
  • Access, including whether a tower or scaffold is needed
  • The covering, as fragile clay, slate and older concrete tiles need more care
  • How much gutter and downpipe clearance follows the clean

How it works

How Roof Moss Removal in Walthamstow Is Arranged

What happens from your first call or message to the finished work.

  1. Send Photos

A picture of the roof from the street or garden shows us how heavy the growth is and how the roof can be reached.

  2. Assess and Quote

We confirm the covering, the moss cover and the access, then quote. Nothing is booked until you agree.

  3. Clean and Treat

Moss is removed by hand from the top down, then the biocide is applied across the cleaned slopes.

  4. Clear and Report

Gutters and downpipes are cleared, and we show you photos of the roof and any defects we spotted.

FAQs

Roof Moss Removal Questions from Walthamstow

Which part of my Walthamstow roof will need the most work?

Usually the rear slopes and the small roofs over back extensions and outriggers, because they get the least sun. We check every slope, but the shaded ones tend to carry the thickest growth.

Can you clean only the back of the roof?

Yes. If the front slope is clear, we can quote for the rear slopes alone. We still clear the full gutter runs, as moss from one slope often ends up in the front gutter too.

Will the clean disturb the flat below in a Warner house?

Very little. Work happens on the roof, and the main effect below is debris coming down the gutters, which we clear. We let both flats know the day and time we will be working.

How long does it take to clean a terrace roof?

A two-storey terrace is usually cleaned, treated and cleared within a day, depending on how heavy the moss is and how the roof can be reached.

When is the best time of year to book?

Autumn and spring are both good, as the moss is soft and the weather is usually workable. Avoid frost or heavy rain, when the roof surface is slippery and the biocide needs dry weather to take.
