Fascias & Soffits

Fascias, Soffits and Bargeboards Replaced across Greater London

Fascias are the upright boards fixed to the ends of the rafters, holding the gutters and supporting the bottom row of tiles. Soffits sit beneath them and close off the overhang. Both take the full force of the weather, and painted timber versions eventually let water in, swell and rot. Ashlar Roofing removes failing boards and fits solid uPVC replacements that keep their colour, need no repainting and give the gutters a firm fixing again. We carry out this work on houses, flats and commercial buildings across Greater London.

Some installers offer to cap over old fascias with a thin uPVC skin. It looks tidy on the day, but if the timber underneath is wet or decayed, the rot keeps spreading behind the cover where nobody can see it, and the gutter fixings slowly lose their grip. We would rather show you the condition of the boards and recommend full replacement where it is needed. New soffits can be vented so the loft can breathe, and an eaves protection tray or new felt at the eaves stops rainwater soaking the fascia from behind.

What's included

What Our Fascias & Soffits Service Covers

The main parts of the job, each listed in your quote.

  • Old timber boards taken off, so rot is removed rather than sealed in
  • Structural uPVC fascias that give your gutters a solid, lasting fixing
  • Vented soffits that let air move through the loft and help prevent condensation
  • Eaves protection trays or new felt so water drains into the gutter, not behind the board
  • White, black, anthracite grey or woodgrain finishes to suit the style of your house
  • Bird combs or closures where needed to keep nesting birds out of the eaves

Why choose us

Why Choose Ashlar Roofing for Fascias & Soffits

Clear Advice on Cappings

We show you the state of the old boards, so you can see whether capping is safe or whether it would simply hide decay.

Eaves Treated as One Job

Soffit ventilation and eaves felt are dealt with alongside the fascias, protecting the new boards and the roof timbers behind them.

Gutters Handled Too

Guttering is one of our services, so your gutters are refitted or renewed by the same firm that replaces the boards.

Quote Agreed First

Your quote sets out the boards, finish and access needed, and it is agreed before work starts.

Pricing

What Affects the Cost of Fascias & Soffits

Prices for fascias and soffits are shaped by a few things:

  • The length of eaves and gable to be covered
  • How much rotten rafter timber needs repairing behind the boards
  • Full replacement, or capping where the existing timber is sound
  • Colour and finish, as woodgrain and coloured boards cost more than white
  • Scaffold or tower access for the height of the building

How We Carry Out Fascias & Soffits

The main stages of the job, from the first inspection to the final check.

  1. Inspect the Timber

We check the existing boards and rafter ends and share photos with you, so you can see why we recommend full replacement or cappings.

  2. Choose the Finish

You pick the colour and profile, and we confirm whether vented soffits, eaves trays or bird combs are needed for your roof.

  3. Remove and Refit

The gutters and old boards come off, any decayed rafter feet are repaired, and the new fascias, soffits and eaves trays are fixed to sound timber.

  4. Finish and Check

Gutters are refitted and joints and trims are finished off. We then review the completed work with you and confirm everything has been done as agreed.

FAQs

Common Questions About Fascias & Soffits

Why not just cap over my old fascias?

Capping is quicker and costs less, but it only works on sound, dry timber. If the boards are already rotten, covering them traps moisture, the decay continues out of sight and the gutter brackets can eventually pull loose.

What colours can I choose?

White is the most common choice, and black, anthracite grey and woodgrain effects such as rosewood or golden oak are widely available. Coloured and woodgrain boards usually cost a little more than white.

What is an eaves protection tray?

It is a rigid tray fitted under the bottom row of tiles that carries rainwater into the gutter. Older roofs often have felt that has rotted at the eaves, letting water run behind the fascia, and a tray solves that without stripping the roof.

Do vented soffits make a difference?

Yes. Air needs to move through a cold loft to carry moisture out. Vented soffits or fascia vents provide that airflow, which helps prevent condensation, mould on the rafters and damp insulation.

How long do uPVC fascias and soffits last?

Good quality uPVC boards are generally expected to last 20 years or more, needing only an occasional wash to stay clean. They do not rot, and the colour is part of the material rather than a coat of paint.
